Mobile Homes on Private Lots

TO WHOM IT MAY CONCERN:

This letter is written to address the requirements of placing a modular home on a private, residential lot within the City of Longview.

A modular home certified by the Washington State Department of Labor & Industries may be placed on any residential lot zoned for single family use within the City of Longview, as long as it meets the minimum standards of the International Building Code signified by a gold label (see reverse side for example) permanently affixed to the home, and other applicable codes. The home must be anchored to a permanent foundation and receive utilities to City standards.

Your application for a building/siting permit will consist of a plot plan, foundation plan, and the modular home plans, including a notation that the home will bear the Gold Insignia of an IBC home. Separate permits for electricity, water, sewer and driveway approaches will also be required, as well as two off-street, hard-surfaced parking spaces of concrete or asphalt. Gravel is not considered to be a hard surface. A single, legal parking space is 9' X 20'. These parking spaces must be located within a garage, a carport, or an open area behind the required setbacks from property lines.

Your building permit fee for a modular home will be based upon its valuation, including site preparation and foundation work. Currently, the sewer permit is $37.45 and the electrical permit fee will depend upon the type of electrical service required for your setup. The water meter and sewer assessments will be separate and paid directly to the Utilities Department upon application and approval from the Utilities Administrator.
