Mobile & Manufactured Home Park Regulations


PERMITS & FEES

 

Placement Permit: The owner or the installer of a mobile/manufactured home must obtain a Placement Permit from the City of Longview before installing a residential mobile home. The installer must be the mobile home owner or a contractor with a House Moving Specialty License from the Washington State Department of Labor & Industries.

Accessory Structures: The construction or installation of a carport, deck, stairs, storage building or other accessory structure requires a building permit from the City of Longview. Roofed accessory structures also require the submittal of a cross-sectional drawing showing method of framing, roof pitch, bearing posts, beams, descriptions and dimensions of materials. Permit fee costs vary. Call 360.442.5086 for information.

 

Electrical Permit: An electrical permit is required for installing a service or feeder.   Electrical hookup must be done by a registered electrical contractor licensed by the Washington State Department of Labor & Industries, or other qualified individual as defined by State law and City ordinance.

Alterations, Additions or Conversions: Contact the Washington State Department of Labor & Industries, 900 Ocean Beach Hwy, Longview, 360.575.6900, for proposed building changes and electrical changes to your mobile/manufactured home.

 

Utility Hook-Ups: Electrical – Apply at Cowlitz PUD, 961 12 th Ave. , Longview .   Water, sewer, solid waste and recycling – Apply at City of Longview, Administrative Services, Utility Billing, Longview City Hall, 1525 Broadway.

Plot Plan: A plot plan drawn to scale on 8 ½” X 11” minimum size paper is required before a placement permit is issued. The plot plan shall include the following information:

  • Homeowner's name and phone number, and installer's name & contractor's license.
  • Mobile home park name, lot number and mobile home address
  • Adjoining streets
  • Locations and dimensions of:
    • Property lines and easements
    • Mobile/manufactured home
    • Required parking
    • Current and proposed accessory structures (porches, patio, awning, etc.)
    • Distances between all structures and property lines
    • Distance of adjacent mobile homes to your home

SETBACKS
Setback requirements: No mobile home or accessory structures including patios and awnings shall be located closer than five feet from any side or rear lot line nor closer than 10 feet (excluding chassis hitches and drawbars) from the front lot lines abutting a service driveway.

Side yard area: The side yard on the side opposite the patio and living area of a mobile home shall be five feet minimum for the purpose of service, maintenance, and provision of light and air. This area shall be kept free and clear at all times.

Distance between mobile homes: No mobile home shall be located within 15 feet of another mobile home measured from side to side or within 10 feet of another mobile home measured end to end.

Mobile homes and structures prohibited in yard areas: No mobile home or accessory structure shall be located within the required front, side, or rear yards of the mobile home park.

Setback from public rights-of-way and abutting property: The yard setbacks of the mobile home park shall be a minimum of 25 feet from all public rights-of-way and a minimum of 15 feet from all other abutting property.
